step by step

The process of buying a home may vary depending on the stage of the project at which the purchase is made – whether the project is still at the planning stage, is in the construction process, or is already fully completed.

Application to buy an apartment

  • Applying early will give you the opportunity to be among the first to get the chance to review the apartment layouts and prices.
  • You will be able to buy an apartment at the initial price.
  • You will be among the first to reserve an apartment that suits you, selecting both the layout and orientation, as well as a storage room and parking space.

Apartment reservation

  • Contact our sales manager to reserve an apartment.
  • The apartment will be reserved for 15 days. At this stage, the reservation fee will not be charged.
  • The reservation period is intended to allow you to consult with the credit institution about financing options, as well as agree on the terms and conditions of the pre-contract or purchase contract.
  • In cooperation with our sales manager, you will be able to discuss all matters that are unclear to you. The sales manager will also prepare the necessary information for the bank if you are planning to use bank financing.
  • The earlier you reserve the apartment, the more extensive the opportunities will be to participate in the selection of interior decoration elements (floor solutions, wall colours, choice of plumbing, etc.).

Signing the pre-contract

  • The pre-contract will be concluded i if the real estate is purchased during the construction phase.
  • According to the terms of the pre-contract, a security deposit of 10% of the transaction amount must be paid.

Apartment decoration and interior solution selection

  • Kaamos Marketplace is your personal home design platform, where you can select and approve interior decoration solutions, as well as order kitchen furniture and appliances, built-in wardrobes, as well as other furniture solutions up to a certain stage of the construction process.
  • Kaamos Marketplace will be exclusively available to customers who buy an apartment from Kaamos. The registration link and access to the platform will be provided by our sales manager.
  • It will be possible to include the costs of individual solutions chosen on the Kaamos Marketplace platform in the amount of a bank loan.
  • Interior decoration materials can be viewed conveniently on the Kaamos Marketplace design website, as well as in person at our showroom at Juglas Street 11.

Viewing the finished apartment

  • After the construction work is completed, you will receive an invitation to inspect the apartment.
  • A Kaamos representative will show you the building and apartment, as well as the technical solutions used there.
  • The inspection report will be drawn up and signed.

Signing the purchase contract

  • The purchase contract will be signed after the building is put into operation and the apartments are registered in individual properties.
  • If a pre-contract has been signed beforehand, at this point the remaining payment of 90% of the purchase amount must be paid. However, if a pre-contract has not been signed, the purchase amount must be paid in full.
  • When signing the real estate purchase contract, you should reckon with additional costs for notarial acts and state fees, including land registry fees.

Handing over the apartment

  • The apartment will be placed at your disposal after the signing of the purchase contract, payment of the whole purchase amount and registration of the ownership rights in the Land Register.
  • When the purchase contract has been signed, the whole purchase amount has been paid and ownership rights are registered in the Land Register, the apartment will be placed at your disposal.
  • At the time of handing over the apartment, all meter readings will be read and recorded, and the apartment keys and the apartment user manual will be handed over.
  • The apartment Transfer-Acceptance act will be signed.

Warranty

  • All Kaamos apartments come with a two-year warranty that will be in force from the time the apartment is accepted and the keys are handed over.
  • You can submit questions and applications for warranty work to our team via the Hausing platform: www.hausing.ee
  • Access to the Hausing environment will be provided after the apartment is handed over.
  • Matters related to building management, as well as utility bills will be resolved by the building manager.

Important!

The developer must complete the apartment in conformity with the design by the deadline specified in the contract, which is only valid for standard solutions offered by the developer. If additional work or changes are required, the apartment completion date will be finalised subject to the approval of the cost estimate for additional work and changes.
